November 6, 2003 Big Mortgage Company Dear Representative, I have a delinquent account regarding my property located at 3213 Hazelwood St. in Lansing, Michigan. I am unable t make my mortgage payments due to a recent car accident. I broke my left and right legs and due to this I lost my job. I do not have any source of income. All my loan payments are past due and I am going to lose everything. I have been advised to file bankruptcy, but I’d rather sell the house and avoid foreclosure and any further destruction of my credit. My banking accounts have gone negative, my car was repossessed and my credit card accounts have been closed. Due to the accident I have unpaid doctor bills of $22,000 which needs to be paid before they will schedule my next surgery. I need this surgery in order to regain my stability and walk normally again. The house needs quite a bit of work. I bought it as a “fixer-upper”, but due to the accident, I never got started. The house is vacant and can not be occupied until repairs are completed. The roof needs to be replaced and the electrical wiring is from the 1920’s and needs to be completely redone. The basement foundation is cracked due to the root system of a very large tree. There are a lot of repairs – estimates are in the $25,000 range. Fortunately I was able to find a buyer who is willing to pay more than anyone else for the house in its current condition. I want to sell this house as soon as possible and start getting my life back on track. I can’t believe all these things have happened to me in such a short time. Please, please help me.
